Dr. Steward and his team of researchers produced an analysis of the economic impact of rezoning and building a 32 story residential structure at West Seventh Street and Rio Grande Street in Austin Texas. His report examined the benefits of rezoning the area in terms of job generation and an improved tax base in Austin during the construction time period. Dr. Steward estimated 235 new jobs being created for this project. He additionally analyzed the benefit to existing businesses in the area due to increased foot traffic from new residents. In the long term Dr. Steward estimated 172 new jobs and $16 million injected into the local downtown economy if the area is rezoned.
